Modern with a Touch of Whimsy
This modern 2 story open layout is the perfection in Chic design. The architectural components were designed by Neoteric Architecture and the interior and construction by Kon-strux Developments Inc. The long narrow design was a challenge but turned out perfectly with visual interest throughout the space inside and out. With the use of stucco, glass and a vertical small rectangular limestone that was used to add interest and texture to the exterior. Anchored by rift cut light oak floors this new infill and home is simply an amazing masterpiece! White quartzite countertops sit brightly and delicately upon the dark matte grey slate laminated bottoms of the cabinetry sections in this kitchen. The black flat panel slate door style is a unique feature of this modern design.
The colour and texture of the wood grain flooring makes the modern vs. nature elements really play with each other. Modern with clean, simple lines enhanced by stainless steel appliances and square chunky hood fan over the 6 burner gas stove that lies on the exterior wall. A large 12 foot long island is the perfect mulling area for gatherings and any social setting. It lends well to the design concept and is the “WOW” feature in this stunning home. No upper cabinetry was added so as to keep the space modern and open. Instead of the traditional upper cabinetry an adjacent multi purpose pantry was added giving the space storage and flexibility. A perfect easy golden triangle makes this a chefs delight. The pendant accent lighting in the dining area have modern style crystal chandelier with a tub surround and long elegant pendant lights hang and shimmer over the island. And what is a kitchen without a TV, great for viewing as you are making dinner or just eating breakfast in the morning before work. This kitchen is all about family, entertaining and comfort.
This home features an open concept main floor. This concept was made possible by using massive LVL beams and steel beams through out the space and ensuring they were correctly engineered to transfer the load through to the basement footings. The one dining area is great for large gatherings and has easy access to the kitchen area. The dinning room has an elegant quartz granite and stainless steel table and leather high backed chairs. The living room has custom stainless steel mantels and textured white natural veneer limestone stone in an opposite vertical pattern to add interest to the space. This limestone is also used in many other areas of the house including the master bedroom and exterior ensuring that the materials flow throughout the home. The ribbon style horizontal natural gas fireplace is the perfect ambiance for the formal sitting area.
The front entry way and walk-in coat closet sit adjacent to the formal living area. The entry also houses a large piece of petrified wood, that is used as a sitting bench to put your shoes on. The light white walls, are a bright palette and act as a blank canvas for this masterpiece. The black and whites acting as opposites and being juxtaposed throughout the spaces in this house. The whimsical art pieces are the homeowners personal expressions and are what make this home their home. The custom acrylic panels on the stair railings ensure that the thin horizontal flat bar steel railings meet the Canadian codes and guidelines.
In the bathrooms there are large black porcelain tiles which add elegance and shimmer as you go through the bathroom spaces. The master bathroom in this house has a unique solid granite bathtub weighing 1.5 tons (which is about the weight of a pick up truck). It was craned in during the framing of this home. There is a sister tub still available for purchase! There are style appropriate vessel sinks and chrome faucets in the bathrooms as well. The lime stone on the exterior is also brought up into the master bedroom in an open concept bedroom/bathroom combination.
The carpeted basement areas are done with a soft grey nylon carpet and a 10 lbs under-pad that is excellent warmth in this residential space. The landscaping was all designed as well. Being an inner-city dwelling there side walk has a touch of modern whimsy and steps throughout the front yard. The backyard was flattened and poured concrete allowing for minimal maintenance and a great gathering space for friends and family.
